The winning project centers on the reinvention of a dated, underperforming flex industrial property now known as Crystal Pointe in Deerfield Beach. Through a targeted capital improvement and repositioning program, carried out by Basis Industrial and executed through its property management and leasing arm, BaySpace, the 133,000-square-foot property has been transformed into a modern, high-performing small-bay industrial hub.

- Full roof replacement across four buildings at 4600, 4650, 4750 and 4850.
- Priming and repainting of all exteriors in BaySpace’s signature white-and-blue palette to deliver a cleaner, more contemporary industrial look.

- Installation of new valley drains between select buildings for better stormwater management.

- New Red hibiscus, Green Island ficus and trinettes added to upgrade all landscape beds.
- Brown river rock and mulch installed for a polished, consistent look.
- Replacement of Foxtail palm trees and creation of enhanced landscape zones to frame the property with vibrant, low-maintenance greenery.
These improvements modernized the property and repositioned it competitively within the Deerfield Beach industrial real estate market, where demand for functional, well-located flex and small-bay industrial space continues to grow.
